Just a couple of blocks east, great coffee drinks and all the morning fixings you need. This is a place where you will find people on their laptops working or studying, but the outdoors seating seems to be more for chatting to locals.

my favorite coffee shop! lovely location in a quiet neighborhood with great outdoor seating… easy parking and can always find a seat :)
