Blackthorn is a luxurious retreat for two. Attached to the owner's home, and situated on the edge of Icklesham village, the property lies halfway between the ancient towns of Rye and Hastings. There is a distant view of the sea, and the garden is surrounded by beautiful AONB countryside. The cottage has a private, south facing verandah, and guests are welcome to use the heated, indoor swimming pool and outdoor hot tub throughout their stay but exclusively between the hours of 8.00am and 8.00pm.

The cottage benefits from a private south facing garden and patio. It is ideally situated to explore the many National Trust properties close by.

The barn has been recently restored to provide 1000 sq ft of luxurious accommodation with wonderful views across the wheat fields to the west. Guests can enjoy countless walking and cycling trails from the front door. Brighton, historic Lewes, Glyndebourne, Hickstead and the South Downs are all a stones throw away. Gatwick is less than 30 mins by car and London a further 45 by train.

You can enjoy a walking, cycling or a relaxing holiday. The cottage is located only a 10 minute drive into Eastbourne Town Centre and Seafront.

Seaford is a charming seaside town full of independent cafes and shops and is surrounded by the stunning South Downs National Park. The house is a short walk from the train station and local bus stops to Brighton/Eastbourne and is a great starting location for the Seven Sisters hike.

The property is also NOT SUITABLE for infants, children or pets. Two adults only.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
