Outside there’s plenty of parking and an area with a bench, table and chairs where you can relax and enjoy the countryside, watch the buzzards fly overhead and in the evenings listen out for the soft hooting of our resident owls! The Garden Studio has spectacular views over the Kent countryside from the property's floor to ceiling windows. The self contained compact studio has private access and includes lounge chairs, coffee table and a double bed. We have a dining table/ two stools overlooking the terrace. There is a fridge, a microwave, a two ring electric hob together with a kettle, Nespresso Coffee Machine and a toaster in the kitchen area. Iron/Board/Desk/Chair are on request prior to stay. The barn is secluded and views from the rest of the house are of fields and woodland surrounding the property. The deck down by the pond is the perfect spot to soak up the sun or take a cool dip. Gather around the fire pit at night to keep warm whilst having drinks or toasting marshmallows.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
