The Old Music Room

The Old Music Room is in the beautiful and special village of Geldeston, in the Broads National Park. It’s a super-insulated ecologically-built guest house clad in traditional oak boarding, with a living wild-flower roof and stunning views directly out over the Waveney Valley. Geldeston is a glorious place to be and enjoyed by many visitors. The village is on the river Waveney with lots of places to access the river, very popular with walkers, cyclists and boaters. Your own Restored Train Carriage Cabin sits alongside the River Bure & natural water meadows, with private decking and a campfire nestled amongst the Alder Carr, where Norfolk’s wonderfully diverse wildlife is never far away. The Carr, 3 acres of ancient woodland and water meadows, is a space we tend and love ourselves, and are glad to share with our guests. Wander through, watch the wildlife & make the campfire yours for the evening.

The Old Paper Mill

Peaceful, romantic barn conversion in the grounds of an 18th century mill house on the river Wensum at Lyng Mill, North Norfolk. Swim in the river or light the wood burner - get back to nature in this cosy romantic setting. The Old Paper Mill was once the drying room for a Victorian paper Mill. It sits on the banks of the mill pond, a perfect wild swimming spot with its own outdoor shower. It is bright and airy in summer but warm and cosy in the winter months. We love dogs, all welcome.

Southwold is a picturesque coastal town, a 25 minute drive away and Beccles, a beautiful market town on the banks of the river Waveney.

A perfect setting for couples in the heart of the Norfolk countryside on the outskirts of the historic Aylsham market town. 1 dog welcome, but not to be left alone in the property The Dairy forms part of Spratt's Green Farm and was completely renovated over 1.5 years, finished in July 2022. The property dates from the 1800s and whilst it now has all the nice bits you would expect, we have retained original features like exposed beams, old bread maker and copper boiler.
