We are a working farm and you may see the tractor trundle past feeding our herds of Texal sheep (Lambing right in front of you in April 2026!) and Limousin cows grazing in fields, or watch the many birds. Luxury self-contained annexe on the edge of the Chilterns, situated in the peaceful countryside which can be enjoyed from the hot tub, yet only 5 mins to the M40, 15 mins to Oxford Park & Ride & 15 mins to the station with trains to London taking 45 mins. It is the perfect place to relax with cosy lounge, wood burning stove, bespoke kitchen & underfloor heating. Upstairs features a super-king sized bed, seating area, luxury wet-room with underfloor heating, balcony and Jacuzzi.

An entirely self contained cottage, recently converted from a Georgian stable and gardeners’ lodge. While adjacent to the owners property it is entirely separate, with its own secure parking and EV charger. Located in a small village, with two pubs on doorstep. Market town of Wallingford (setting for “Midsomer Murders”) is short walk, many amenities including boat rides on the River Thames an outdoor heated pool (summer), great restaurants and shops including Waitrose.

Relax and reset at the Pool House. The Pool House provides a quiet location where you can relax away from the world. Swim in our pool, heated during the warmer months. During the colder months enjoy a cold plunge, beneficial for body and mind. Ease your aches and muscles in the hot tub. Please note: you are using the pool and hot tub at your own risk, there is no life guard! Please watch children and non swimmers in the pool and hot tub at all times.

The "Old Snooker Hall" is located in the lovely village of Tetsworth, approx 10 minute drive from the market town of Thame and 25 minutes from Oxford city centre. It offers modern, spacious and light accommodation for 2-3 people, benefitting from it's own entrance and private back garden with views over the fields. A parking space on our driveway is included. If you're looking for a peaceful break away, the Old Snooker Hall is just what you need!
